Volumetry:

The building is located on a small lot measuring 8.60 m x 16.30 m between party walls in the Nuñez neighborhood. The main volume of the building is located at the front, with an open plan that takes advantage of the views towards the trees. This shape is joined by a closed block longitudinal to the land that contains the services core, service stairs and elevator. Adjacent to this core and forming a compact block, the internal services (bathrooms and office) have been incorporated.

Program:

The building has a ground floor, a commercial space, three open floors for housing or offices and two duplex units with a terrace.

The first level is an open plan suitable for residential and office use. The footprint of this (without the patio) is maintained on the successive floors (2nd and 3rd floor). All of them are free.

On the fourth floor there are two duplex units. These are connected by a linear staircase to their respective upper floors. The units have a balcony terrace.

Only one offset column has been placed near the service core to enable multiple assemblies of furniture or light partitions.
Ceilings without exposed concrete.

Duplex Plan Fourth and Fifth Floor

Main facade:

All the carpentry and parapets are contained as a framework within a large concrete portico with hard lines and a sculptural finish.

A wide, thin beam has been placed on the main façade, without intermediate supports, to provide greater natural light to the entire floor.

The anodized aluminum carpentry with white windows is treated as a horizontal strip in contrast to the vertical pattern of the exposed concrete formwork of the parapets.
